Tenants in rented accommodation have a responsibility to treat the property with respect and report any hazards and necessary repairs to the landlord or letting agent.

Tenants must also co-operate with reasonable requests from the landlord/letting agent to gain access to the property to carry out repairs.

Health and Safety

Landlords/letting agents have a responsibility to ensure rented properties present no hazards which could pose a significant threat to the health and safety of a tenant or visitor to the property.

The Renters Rights Act 2025

The Renters Rights Act 2025 received royal assent on 27 October 2025. The legislation is intended to improve the private rented sector by abolishing the Section 21 eviction procedure and giving greater security of tenure, as well as a range of other measures aimed to improve the renting experience for tenants and strengthen local authority enforcement powers.
